Our Story
Renov8 represents clients moving to London from across the UK and around the world. We combine property search, local intelligence, physical due diligence and personal representation to help our clients understand not simply where they could live — but where they are most likely to thrive.
Renov8 was created around a simple observation: the person renting a London property is often the only person in the transaction without a property professional representing their interests.
The letting agent has been appointed by the landlord. The property is being marketed to achieve a successful tenancy. Yet the person preparing to commit thousands of pounds to a new home — sometimes from another country and without ever having walked through the front door — is frequently expected to make the decision alone.
We believed there should be another way.
Renov8 is separately instructed by the relocating client. We learn how that individual wants to live, search the market with them, inspect serious options, examine the building and immediate neighbourhood, challenge what does not feel right and provide a candid recommendation before they commit.
For us, the address is only the beginning. The building, journey, surrounding streets, management, noise, natural light, local community and way an area actually lives all form part of the decision.

Our London Property Experience
Renov8’s leadership brings more than 15 years of experience within London’s Prime and Super-Prime residential markets.
That experience spans senior management within some of Central London’s highest-value residential markets, private-client work involving diplomats, royal households, internationally recognised individuals and ultra-high-net-worth families, and rental transactions reaching £25,000 per week.
It extends from individual Prime London residences and some of the capital’s most internationally recognised addresses to the management of portfolios exceeding 3,500 homes for major institutional ownership.
The result is a combination of private-client judgement and large-scale residential operating experience: an understanding not only of how a property presents, but of how buildings are managed, how tenancies function and how decisions made before move-in can affect daily life long afterwards.

Our Approach
The landlord has their agent. Our client has Renov8.
We do not judge a property by the listing alone. For serious options, we consider three distinct parts of the decision:
THE RESIDENCE
Condition, layout, practicality, natural light, outlook, noise, storage, furniture and appliances.
THE BUILDING
Entrance and communal areas, security, concierge, management reputation, facilities, maintenance, known issues and upcoming works.
THE NEIGHBOURHOOD
The walk home, transport, everyday amenities, restaurants and social life, noise and activity, university or workplace journey, street environment and how the area actually lives.
Where appropriate to the client’s brief, our assessment does not end when the sun goes down. A street that appears attractive and quiet during an afternoon viewing can feel very different later in the evening. Renov8 can return after dark to assess lighting, footfall, noise, late-night activity and the route between the property and local transport.
A property above a fashionable restaurant may appear ideal at 2pm. At 10pm, the same address may mean queues outside the entrance, music late into the evening and deliveries beneath a bedroom window. We would rather our client know before signing a tenancy than discover it after moving in.

Who We Help
Renov8 represents clients moving to London from across the UK and internationally — including students, families, professionals, executives and private clients seeking high-quality rental accommodation.
International students and their families form an important part of our service. A university offer letter tells us where a student will study; it does not tell us where they will be happiest living. We therefore consider the actual campus, preferred journey, lifestyle, building expectations, budget and the level of independence the student wants from the immediate university environment.
The student remains at the centre of the decision. Where they wish, parents can remain involved throughout, with the reassurance that experienced London property professionals are carrying out the viewings, building checks and locality assessment on the ground.
